Our restoration process.

Protect and prepare

Protect the immediate work area and prepare the ceiling openings for restoration.

Install drywall and trim

Install drywall panels and matching trim as needed, using suitable existing framing and supports.

Patch and skim coat

Apply joint tape, compound, and skim coating to blend repaired areas with the ceiling.

Sand and prime

Prepare the repaired surfaces for painting and apply primer to the restored areas.

Paint the entire ceiling

Apply flat white ceiling paint across the continuous ceiling area for a consistent finish.

Final inspection and cleanup

Inspect the completed finish and clean the immediate work area.

Is painting included in the $799?

Yes. The estimate includes primer on repaired surfaces and flat white paint across the continuous ceiling area included in the project.

Is drywall material included?

Yes. Standard drywall panels, joint tape, compound, primer, paint and standard trim materials are included for the agreed scope.

Does the price include skim coating?

Yes. Skim coating and sanding of the repaired areas are included to prepare a smooth finish. Full-ceiling skim coating beyond the repair areas is not included.

Can I choose a different ceiling color?

Yes. One custom ceiling paint color is available for an additional $80. Specialty finishes or premium paint products may require a separate quote.

Is the light fixture included?

Light fixture installation is an optional $50 service. It covers reinstallation of an existing compatible fixture. New fixtures, wiring repairs, and electrical modifications are not included.

What about building insurance?

Standard company insurance is maintained separately. If the building requires additional project-specific documentation or a waiver, a one-time $150 administrative fee may apply. This fee is not an insurance premium.

How long will the repair take?

The schedule depends on opening dimensions, site conditions, compound drying time, and building access. Multiple visits may be required to achieve the final finish.

What is not included?

HVAC or ductwork repairs, concealed structural damage, major framing modifications, electrical repairs, water leak remediation, and work outside the agreed ceiling area are excluded.

When can work begin?

After booking confirmation, the required deposit, and building authorization. A specific start date will be confirmed with the client.

This estimate assumes the ductwork work is complete, the ceiling area is dry, and existing framing is suitable for drywall installation.

The final scope is subject to verification of ceiling dimensions, access, substrate conditions, and applicable building requirements. Any additional work will require client approval before proceeding.

Estimate pricing covers the ceiling restoration scope described above. Applicable taxes, if any, will be confirmed before payment.
